Established businesses with proven cashflow, loyal customer bases, and founders ready for a transition. We look for businesses that have been run well but not optimised — where operational discipline and the right investment unlocks meaningful value. Self-storage, light commercial, and service-based businesses are our primary focus.

Income-Generating Property

UK residential and commercial property portfolios generating real income from Day 1. We target assets that are under-managed, under-rented, or structurally mispriced — where active asset management creates the return. Freehold or long leasehold preferred. The income must be real before we model the upside.

Strategic Opportunities

  • Profitable with demonstrable cashflow — £250K–£2M EBITDA
  • Owner-operated — founder-led, ready for transition
  • Defensible market position — recurring customers, loyal base
  • Asset backing — property, equipment, or long-term contracts
  • UK-based — South of England preferred, national considered

Businesses where the owner has not yet instructed a broker, where accounts show the last 3 years of stable or growing profit, and where a vendor loan note is acceptable as part of the consideration.
